Lower borrowing costs were behind the pick-up in existing home sales last month. As we expect less policy easing next year than markets are currently pricing in, however, mortgage rates should eventually rebound. As a result, affordability will remain stretched and supply limited as potential sellers remain locked into their <4% mortgages. Therefore, the pick-up in sales should be both modest and time-limited.
