Canada Housing Watch (Apr.)

House prices edged up in March and the jump in the sales-to-new listing ratio implies they will rise further this quarter. With affordability still very stretched, we assume that there will be a renewed period of modest house price declines later this year, as the economy weakens. Nonetheless, as lenders are working with borrowers to avoid forced sales, it would take a deeper recession than we expect to push prices down significantly again.
