The big rise in the Nationwide measure of house prices in March suggests that, so far at least, house prices are proving resilient to the leap in mortgage rates since the start of the Iran war. But we doubt this will last. While prices probably won’t grow by as much as our pre-war forecast of 3.5% in the year Q4 2026, we doubt big outright falls in nominal prices are on the cards.
