The fall in the Halifax measure of house prices in March chimes with the renewed drop in buyer sentiment in February’s RICS housing market survey. As the Halifax index is based on mortgage approvals, this suggests the jump in mortgage rates since the start of the Iran war weighed more heavily on house prices in March than the 0.9% m/m rise on the Nationwide measure implied.
