Activity and prices falling

The latest data show a fall in house prices, mortgage lending and transactions. In some ways, a gentle fall in prices is positive, helping to narrow the gap between prices and income more quickly. That said, barring a major economic shock, any adjustment will likely be slow. As a result, while we expect transactions and mortgage approvals to rise in 2017, the increase will only be modest.
