While the official measure of rental growth is running at record highs, pay has risen even faster. So, at face value rental affordability is good by historic standards. But that doesn’t account for the fact that market rents have jumped by more than the official measure, or that the private rented sector now houses many that used to live in the social sector. On that basis, rents are more expensive than they have been for over a decade.
